Engagement Proposal · TenantCloud Acquisition

Your entire landlord market, cleared in 90 days — at a $50 CAC.

Three ways to engage, the engine that sources your TAM, and the full funnel end to end. Every number here is held at a deliberately conservative 2% reply — half our aggregate. The recommended path is the 90-day TAM Sprint.

Reality checks. SDR load: 264 positives/mo ≈ 12/business day — 1 SDR, light. Deliverability: 360K across 1,200 inboxes = ~10 sends/inbox/day (half the 20 cap) — that's why we build 2×: domains stay clean, you stay off blocklists.

Held very conservative. 2% reply is half our 1,600-campaign aggregate (4%). We quote the floor. At our actual average the reply-side roughly doubles — see "The Upside" below.

How We Source Your TAM

the list-building engine

The hard part of landlord outbound isn't sending — it's finding them. They hide behind LLCs, county records, and no web presence. We already built the machine that cracks it: listing harvest (Zillow, Realtor.com, Redfin, Apartments.com, Craigslist) → county parcel → SOS LLC-piercing → free web search → skip-trace gap-fill. Free through step 4 for most records.

Free web search self-selects for the institutional tier (PMs, RE principals, 10+ units — your AE target). Skip-trace mops up mom-and-pop. The list pre-segments itself by value, zero extra work.

Three Ways to Engage

every tier beats $200

The retainer scales with sending infrastructure — more volume means more inboxes to build, warm, and run — plus $50 per net-new customer. Held at a conservative 2% reply / 11% positive — half our 4% average.

The self-serve multiplier. Outbound drives traffic too — conservatively 500+ visitors per 10K contacts (we often see 1,000). Through your own funnel: 10K contacts → 500 visitors → 10% signup → 25% close = 12.5 free customers per 10K. Never replied, never billed. A second cohort signs up on its own:

The Upside: If We Hit Our Average

4% reply — our actual aggregate

Everything above is quoted at 2% reply — half what we actually average. Our aggregate across 1,600+ campaigns is 4%. Hit that and the reply cohort doubles, customer count jumps, and your blended CAC holds (self-serve dominates either way):

PilotTAM Sprint ⭐National

Total customers/mo106282470
Reply-only CAC$151$107$90
Blended CAC$71$50$42

~30% more customers, blended CAC unmoved ($50 → $50). Self-serve is the floor either way. 2% is the number we quote; 4% is what we usually deliver. Both clear your $200 with room to spare.

Recommended: The 90-Day TAM Sprint

clear the whole market in a quarter

The engine yields ~360K contactable landlords. At 120K contacts/mo we exhaust the full addressable universe in 90 days — every reachable landlord contacted, scored, and routed.

Even if we perform at half our typical winning reply rate, you still acquire ~648 new TenantCloud customers in 90 days at a $50 blended CAC — under a quarter of your $200 ceiling. That's the floor, not the forecast.

No monthly lock-in. The 90 days is the whole commitment. When the sprint ends you either install the machine into your team — we hand over infrastructure, lists, playbooks, scoring, and you run it far cheaper — or scope the next sprint together (national expansion, 840K+ more reachable). You never pay us just to exist.

Retainer$7,500 / mo$22,500 upfront

Prepay the quarter and we eat the $3,500 setup — you fund the build with cash instead of fee. Same work, same reporting, $3,500 cheaper.

The Deliverable Stack

what you get + own

You hand us the goal. We run the entire channel — and you own the assets at the end. The stack:

  1. Sending infrastructure — dedicated domains (isolated from your core brand reputation), warmed inbox pools (2× provisioned), live deliverability monitoring. Your primary domains never touch a cold send.
  2. Brand-safety layer — every send goes out on infrastructure walled off from TurboTenant.com and TenantCloud.com, so your sending reputation is never exposed. Want more distance? We run an unbranded sender (the "landlord consultant" angle you raised) that recommends TenantCloud without putting your logo on a cold email. You approve all copy before a single send leaves.
  3. The TAM database — the full sourced, scored landlord list: owner names, business emails, phone numbers where we find them, unit-count score. Built once, yours to keep — install it in your team at the end of the sprint.
  4. Messaging system — witty, situation-first copy. Three plays: permissionless renter-lead, vacancy-pain, competitor-aware. Continuous A/B testing — 4 cycles in Month 1. Every line approved by your point of contact before it sends.
  5. Data + scoring — landlord scraping across Zillow / Craigslist / Apartments.com, county tax owner resolution, contact-form-fill for hidden contacts, unit-count scoring (10+ flag → TenantCloud AE; sub-10 → self-serve / TurboTenant PLG).
  6. Human reply desk — a real SDR on every positive reply within 2 minutes. No AI SDR, no lag. Routes to your AE or to self-serve sign-up.
  7. Phone-enriched call lists — for the cohort you'd rather call than email, we hand your inside teams (your 2 TenantCloud + 3 TurboTenant reps) a phone-matched, unit-scored list to dial directly. Calling runs as a parallel track, not a replacement.
  8. CRM + routing — scored signups pushed to HubSpot; a Slack channel your team works daily ("today's 10+ unit signups, by persona").
  9. Reporting — weekly, one number that matters: CAC vs your $200 target. Plus signups, customers, reply rate.
  10. Free add-on — conference / event portal pre-scraping + pre-booked meetings, inside the retainer, whenever you sponsor a show.

Setup & Warm-Up — Days 0–21

21-day deliverability warm-up

Cold infrastructure that sends at full volume on day one lands in spam. We don't do that. The first 21 days are setup and deliverability warming — the single biggest reason our sends hit the inbox and your domains stay clean.

The $3,500 setup fee (waived on prepay) covers this build and the full TAM list. The warm-up is part of the work, not an add-on or a delay you pay extra for.
