The List-Building Engine · Validated on real data

How we find the 80% of landlords paid can't reach.

They hide behind LLCs, county records, and no web presence — so paid never touches them. Here's the machine that cracks it, proven on real Denver data for under $1.

The Pipeline

5 steps · free through step 4

Listing → owner → human behind the LLC → direct contact. The first four steps cost nothing for most records; we only pay for the residential tier that doesn't surface free.

1
Listing harvest
Active rentals pulled off Zillow / Realtor.com / Redfin / Apartments.com / Craigslist.
2
Parcel lookup (ArcGIS)
County GIS resolves the listing → the real property owner + mailing address.
3
LLC piercing (Secretary-of-State bulk records)
"TAG ZUNI LLC" → a human name. Free state bulk CSV, no scraping, no auth.
4
Free web search
Office address → company site → direct email / phone. No paid data.

The Unlock

the business address is the thread

The CO SOS business address is the key. When an LLC registers an office address, that's the thread we pull: office → Google → company site → team-page email. The shell stops being a wall and becomes a lead. Live example from the call:

Plus a warm layer — we scrape and target relevant competitor followers: landlords already engaging competitor PropTech brands (Avail, RentRedi, Innago, Buildium) are in-market by definition, just not yours yet.

Auto-Segmentation

the list sorts itself by value

The list pre-segments itself by value at zero extra work. Free-web hits = institutional (10+ units, high LTV → routed to your TenantCloud AE). Skip-trace hits = mom-and-pop (1–4 units → self-serve / TurboTenant PLG). Same pipeline, two cohorts, no extra sorting cost.
